Zoning Overview

Description: The purpose of zoning is to locate particular land uses
where they are most appropriate, considering public
utilities, road access, the established development pattern
and compatibility with surrounding uses. In addition to
categorizing land by uses such as residential, commercial,
and industrial, a Zoning Ordinance
also specifies such details as building setback lines, the
height and bulk of buildings, the size and location of open
spaces, and the intensity to which the land may be
developed.
Examples: An industrial use is not permitted
for location in the middle of a residential area because the
zoning for the residential area prohibits it. The zoning
classifications are broken down into districts for
residential, commercial, and industrial uses. There are also
several special districts intended for certain areas or for
certain types of development.
