The Tivoli Specific Plan is an approved project for the development of a 454-acre area, to include approximately 286 acres of various densities of residential land uses with a buildout potential of between 1,800 and 3,200 dwelling units. The project also includes 14 acres of neighborhood-serving commercial, six acres of general commercial, 67 acres of regional-serving commercial, two acres of professional office land use, a 14-acre elementary school site, 30 acres consisting of a neighborhood park and paseo, four acres of public facilities, and 31 acres of interior collector roadways.
Location:
The project site lies north of Sylvan Avenue, east of Oakdale Road, south of (future) Claratina Avenue and west of Roselle Avenue.
Approvals:
The Specific Plan and Environmental Impact Report were approved by the City Council on February 26, 2008. Stanislaus Local Agency Formation Commission (LAFCo) approved the annexation on June 25, 2008. LAFCo held a protest hearing on August 28, 2008. With no protests filed, LAFCo adopted a resolution ordering the annexation on August 29, 2008. The effective and recording date of the annexation is September 23, 2008.
